Our slate roof is approaching 130 years old and is badly in need of replacement. Over the years, leaks due to the original (poor quality) slate have been repaired many times. Since bids for a replacement roof were solicited in 2017, labor and material costs have increased by approximately 47%. In early August we received bids for a standing seam metal roof with a 35-year warranty on the factory paint. The low bid was $800,000.00 from Cold Hollow Contracting of Burlington.The Contractor then offered us the opportunity to upgrade to a slate roof at an additional cost of only $55,000.00. The Diocesan Building Committee recommend that we go with the slate roof due to the longevity (100 years or longer) and the lower maintenance cost over the life of the roof compared to the standing seam metal.
A Contract was signed in October with a payment of $256,500.00 to lock in 2021 prices for roofing materials. The installation is scheduled to take 4 months starting in May or June 2022. The lump sum price will be $855,000.00 and we have assumed an additonal 5% contingency (approximately $40,000.00) for unforseen contigencies such as replacement of rooten decking, etc. The Parish currently has the funds in investments to cover the total cost of up to $895,000.00. If we spend all these funds, we will have very liited reserves for other necessary and important projects over the next few years. We are hopeful that all will consider supporting our critical roof replacement by donating either through the Christ Our Hope Capital Campaign or directly to the St. Augustine's Parish Roof Fund.
